Selling a Property Directly in Ontario
Some Ontario owners prefer to explore a direct conversation with a buyer rather than list on the open market. This page explains what that can involve and how PeakPoint evaluates a property.
A conversation, not a listing.
Selling directly generally means speaking with a party that is considering acquiring the property itself, instead of marketing the property publicly to find a buyer. PeakPoint Investments is a real estate acquisition company: we work directly with property owners and evaluate properties for potential acquisition.
PeakPoint is not a brokerage and does not represent sellers. Where a property fits our acquisition criteria, we may pursue a direct purchase. In that case no commission is paid to PeakPoint by the seller, and requesting an evaluation carries no PeakPoint evaluation fee.
An evaluation is a starting point, not a commitment. It does not guarantee that PeakPoint will make an offer or purchase the property, and the structure, financing and timing of any transaction depend on the specific situation.
Three steps, clearly explained.
Share Property Details
Tell us about the property and your situation through our evaluation form. There is no PeakPoint evaluation fee.
Individual Review
We review the details and consider whether the property may fit our current acquisition criteria. Every property is assessed on its own.
A Direct Conversation
Where there appears to be a fit, we contact you to discuss the property and possible next steps. You are never obligated to proceed.
Listing or exploring a direct sale.
Neither path is universally better. Many owners are well served by listing with a real estate professional. The right choice depends on the property, the timing and what matters most to the owner.
Listing on the open market
- Marketed publicly, often with showings and open houses.
- Typically involves a real estate professional and their commission.
- Price and timing depend on buyer interest and market conditions.
- Buyers may request repairs or conditions before closing.
Exploring a direct acquisition
- One conversation with the party evaluating the property.
- No commission is paid to PeakPoint in a direct PeakPoint acquisition.
- Properties can be reviewed in their current condition.
- Terms, structure and timing depend on the individual transaction.
